The Planning Commission approved an addition to a tiny house at 268 N. Main St., after demanding more detailed information at the previous meeting.

Contractor Penny Pemberton represented Danny Ford, who owns the property. She said the house was built in 1970 as a model home. It has never had plumbing, and has been mostly vacant.

At the Jan. 22 meeting, Pemberton requested approval for an addition to the back of the house. She did not have exact figures on the dimensions because the project required excavating into a bluff. The owner plans to use the property for guest lodging after adding a bathroom.

Pemberton returned Feb. 12 with the dimensions the commission had requested. Commissioners said they were pleased to see that house utilized, but Ann Sallee questioned the number of trees cut down for the project. Pemberton said a large walnut leaning over the house was cut down, but the tree will be milled and used inside the house. She had received approval to remove seven trees, saying many of the trees removed along the road were already dead.

CUP addition and revision

The commission extended a Conditional-Use Permit for one unit of tourist lodging at 145 Mill Hollow Rd. Jodi Breedlove is buying the property, which has a main house and a guesthouse.

The commission also approved a name change on a CUP for five units of bed and breakfast lodging at 19 Judah St. Virginia Voiers said ownership on The Gaslight Inn had been changed to a limited liability corporation after her husband’s death. A separate CUP for performing weddings was also updated.

It’s a sign for a radio station

Sitting as the Board of Zoning Adjustment, commissioners approved a sign variance for Keith Parnell. He wants to lease a sign from the property owner at 147 W. Van Buren St. Parnell said he would replace a painted-over sign and use the site to advertise a radio station. He said the station would have music, local weather, and coverage of local events. The station will also be available online, Parnell said, spreading the message of Eureka Springs.

Sallee suggested tabling a review of the CUP Affidavit Form until the next meeting, on Feb. 26. The agenda included a review of the Tree Removal Application, but commissioner Tom Buford said the commission will discuss a new tree ordinance next meeting, and the city can use the existing application until a new ordinance takes effect.
